The amount of space necessary to meet the demands of the client.
Total required area
The amount of space required for a particular function; does not include primary circulation, space or support space (i.e. closets).
Net area (or net assignable area)
All of the space that does not contribute to the calculation of net assignable area; ___________ _____ include closets, exterior walls, and the building core.
Unassigned area
All of the public circulation spaces in a leased building; including the lobbies, corridors, and exits.
Primary circulation space
All of the corridors connecting net assignable area with primary circulation areas.
Secondary circulation space
The area required for intended purpose of the space; also includes circulation, spaces, partitions, and columns.
Usable area
All of the area within the perimeter walls, which can be rented to a tenant may also include private hallways, columns, walls, a share of restrooms, a share of elevator, lobbies, and a share of public corridors.
Rentable area

Gross area
The ratio between one area and another; used to determine the amount of space required for a given activity.
Efficiency factor
Used to calculate the total amount of space required, given a certain amount of usable area.
Rentable-usable ratio
Rentable area divided by usable area.
Ratio of net area to usable area in a leased space.
Interior layout efficiency ratio
Ratio of net assignable area to gross building area.
Overall building efficiency
Equal to the ratio of the net to gross ratio; usually between 60% and 80%.
Space planning efficiency ratio
In order to calculate the number of exits required for a space, a designer will need to know the floor area and the size of the occupancy group.
