Bound book containing all the contract and non-contract documents for a construction project except the drawings and the agreements. This contains technical specifications, and it includes several other types of documents. The manual is divided into four major parts
Project manual

Parts of the contract itself, which may contain the agreement between owner and the contractor, bond forms, etc.

What is included in bidding requirements for the project manual
Invitation to bed, prequalification forms, instructions to bidders, information available to bidders, and bid forms 
What is included in supplements to bedforms in the project manual
Did security form, subcontractor list, and substitution list
What is included in contract forms in the project manual
Agreement between owner and contractor, performance bond, labor and materials payment bond, certificates of insurance
What is included in the general in supplementary conditions in the project manual
General conditions of the contract for furniture, furnishings, and equipment such as AIA document a 151 or similar pre-printed forms and supplementary conditions
Types of specifications that tells exactly what product or material to contractor must use by brand name
 prescriptive specifications
Tells what result the final construction assembly must achieve, but they give the contractor some choice and how they will be achieved.
Performance specifications
These are the most restrictive specifications and that they call out a specific manufactures product. These get the interior designer complete control over what is installed. They’re easier to write than other types and are generally shorter. However, they do not allow for competitive bidding in my force the contractor to use materials are products that are difficult expensive to Brooke here, or that require a long delivery time
Proprietary specifications
Please call out a proprietary material or product but allowed substitution and other products that the contractor thanks for equal to the one stated. This is a risky method for specifying because the contractor my substitute a less expensive item that the contractor thanks is equal but it’s actually not equal
They spit specifications or equal specifications
Any type of performance specifications it gets detailed written requirements for material or product and the workmanship required for its fabrication and installation. It is not mention trade names. And its purest form, this is difficult to write because all the pertinent requirements for the construction in installation of the product must be included
Descriptive specifications
This is a variation of a descriptive specifications type that describes material, product, or process based on requirements sets buying it accepted authority or test message. For example, product type can be required to meet the testing standers produced by search organizations is a STM international etc.
A reference standard specifications
A statement setting criteria in results required of it item being specified. The results can be verified by measurement, test, or other types of evaluation. The means of achieving the requirement results are not specified; this is left up to the contractor or vendor
Pure performance specifications
Pre-written specifications to cover nearly all types of products, methods of installation, and other variables that relate to a specific product or construction activity. They also include comments or notes to the specify providing guidance in editing the section. Is there not print it out with the final specification. If there’s a fire designer uses these to edit out the in applicable portions and fill in any information that is unique to the project.
Master specifications or guide specifications
This system used to organize the technical sections that have been standardize through the general adoption of this method but there’s construction specifications Institute and construction specifications Canada to standardize the numbering and format a project related information for use in specifying, cost estimating, and data filing
Master format system
This division covers requirements for bidding and contracting, including bid solicitation, instructions to Bitters, information available to Bitters, bid forms, the agreement or contract, bonds and certificates, general conditions of the contract, supplementary conditions, addenda, and modifications.
Division 00 per Q meant and contracting requirements
This division includes requirements through applicable to the entire project or all of the individual technical sections. These include summary of the work, how pressing of payment will be handled, alternatives, value analysis, contract modification procedures, unit process, construction progress documentation, submittal procedures, quality control, temporary facilities at the job site, production substitution procedures, owner furnished items, special execution requirements, and final cleaning and protection of the work.
Division one general requirements
This division is used to specify site remediation, site de contamination, subsurface investigation, serving, inselective demolition, among other items related to the existing conditions on the job site
