A site safety manager and coordinator are certified by the
Department of Buildings
MAJOR buildings are buildings proposed to have the following characteristics
- Be constructed to a height of 10 or more stories
- Be constructed to a height of 125 feet or more
- Have a lot coverage of 100,000 feet or more REGARDLESS of height
- As designated by the DOB Commissioner
Site Safety Manager is required for the construction or demolition of a MAJOR building or the alteration of a facade of a MAJOR building when a sidewalk shed is required
What is a 10-60
Emergency incident with the potential for multiple casualties
Ex:
Collapse of a private dwelling
Derailment of a subway car
Sprinkler change in 2008 code
Exceptions to this code
Detached 1 family Detached 2 family Attached 1 family *Be not more than 3 stories above grade plane in height *Have a separate means of egress exist
A Site Safety Manager certified by the department in accordance with the requirements of CH 4 Title 28 of the administrative code (2008 BC) is REQUIRED for the construction OR demolition of a MAJOR BUILDING or the
Alteration of the facade of a MAJOR building when a sidewalk shed is REQUIRED
Exceptions:
- Can have a Site Safety COORDINATOR for major buildings between 10-14 stories or 125-200 feet in height
- Site Safety Manager or Coordinator NOT required for alteration of a facade of a MAJOR building 10-14 stories in height
- Site Safety Manager or Coordinator is NOT required for partial demolition operations in major buildings where the partial demolition operation is limited to the interior components of the building and where mechanical demolition equipment, other than HAND HELD devices are NOT used
It shall be the responsibility of the building owner/agent, construction manager, or general contractor to designate a
Site Safety Manager or Coordinator who MUST be present on a construction site when required, and who shall be responsible for ALL site safety requirements
