Cost of the remedial works after fixing the issue - What was the cost implication of the three options you identified?
o Option A – Replace the Linear Grilles – £130k
o Option B – Replace the Plenum Boxes - £256k
o Option C – Replace the Linear Grilles and Plenum Boxes - £281k
Who came up with the options? What was your contribution?
The options were discussed with the ISG Project Manager, Technical Services Manager, myself, the M&E subcontractor and M&E Consultant. My contribution was to cost each option by taking off measurements from the construction drawings and by engaging the subcontractors to provide costs for the works, where I issued these cost options to the client along with the programme implications which were provided by the Project Manager.
What was your advice based on?
The programme advice is based on the advice given to me by the ISG Project Manager. The quality advice is based on information provided by the M&E subcontractor, where they stated that they would only be able to warranty the works if the entire system is replaced with new. The cost advice was based on prices received from the supply chain and take-offs that I carried out of the construction drawings which I used to validate these costs.
Is it not obvious that option C would be most expensive? After all it is a combination of A and B.
Yes, it is obvious that this option would be the most expensive as this options entails the most amount of work and is therefore the most time consuming.
