Tell me about the differences between Category A and Category B (Level 1)

A

A Category A project is a type of fit out project that begins from a shell and core and includes basic finishes to the floors, mechanical and electrical installation and basic wall and ceiling finishes to the existing walls and ceilings.

A Category B project develops on from a Category A project where the space is then finished with fixtures, fittings and partitions to create a layout of meetings rooms, breakout spaces and potentially catering areas.

Take me through the stages explaining what is involved in each stage. (Level 1)

A

The process involves first-stage tender enquiry documentation being issued to bidding contractors at RIBA Stage 2 or 3, where the bidding contractor is chosen based on the quality of their bid, the quality of their team and their preliminaries price and overhead and profits allowances.

The preferred contractor then joins the design team on a consultancy basis using a Pre-Construction Services Agreement (PCSA), where the contractor works with the professional team to complete the design, usually to RIBA Stage 4, before presenting a bid for the works at this stage.

What current challenges is Covid and/or Brexit bringing to project such as the Manchester Office Fitout Project? (Level 1)

A

There have not been any challenges caused by Covid, however there has been Labour shortage issues on the project which may have been caused by Brexit.
