Supplemental instructions AIA G710 - Minor changes in the work

- Additional instructions or interpretations prepared by Architect
- Minor changes in work
- Assist Architect in performing obligations as interpreter of contract documents
- NO change in contract time or sum
- Only requires the Architect’s Signature

- Prepared by Architect
- Change in time OR cost to the original contract (either one or both)
- Description of the change and cost or time adjustment
- Signed by the Architect, Owner, and Contractor

Construction Change Directive — AIA G714
A
- Written order prepared by the Architect
- Signed by the Architect and Owner
- Directs a change in work prior to agreement on adjustment in the Contract Sum, or Contract Time
- Is used in the absence of total agreement on the terms of a Change Order
- Can also be used in fast-track projects

There are three ways to change or modify the Contract (the Agreement between the Owner and
Contractor)

- Architect’s Supplemental Instructions AIA G710 (minor changes in the work)
- Change Order
- Construction Change Directive.

The Change Order Process
A
- General Contractor notifies in writing of the proposed change or the Owner may also request a change be made
- Architect completes a Proposal Request (AIA G709) detailing the Work associated with the change and sends to Contractor
- Contractor submits to Architect response with impact of Cost and Time of the proposed work
- Architect reviews the impact of Cost and Time with the Owner
- If Owner decides not to go ahead with the work, Architect notifies Contractor and nothing
more happens - If Owner decides to go ahead with Work, the Architect prepares the Change Order and all three parties, Architect, Owner, and Contractor sign the Change Order Document.
