Comfort control - There are 3 main comfort control areas to be concerned with. These are related
to the interior environment.

  1. Internal air temperature — maintain the proper temperature for the intended use and occupant load through occupancy sensors, zoning, and thermostatic controls.
  2. Internal lighting levels and daylighting levels - maintain the proper lighting levels for the intended use and occupant load through the use of daylight sensors, occupancy sensors, and dimmable controls.
  3. Noise controls — utilize proper acoustical design for auditoriums, libraries, and classrooms, etc. Also properly control noise between loud and quiet spaces through the use of separation/isolation, metal furring strips, soundboard, acoustical tiles, insulation.

Safety and security — For the buildings occupants, including staff and visitors

  • Building lighting at exterior including entryways and exit doors
  • Site lighting in parking lot
  • Access control: keys, cards, electronic
  • Security Cameras: perimeter of building as well as interior
  • Controlled check in area: reception desk near building entrance
  • Alarms: fire, smoke, elevator, security
  • Egress: paths of egress clearly marked, emergency evacuation plan
  • Glazing: tempered in stairways, doors, and shower rooms as required by the building code.
