What are the different Contract procurement routes and when would you use them?

A

Traditional - Prepare all design documents before, takes longer on document produced (stage 4 RIBA), remain control, risk with client in preparing information correct
Design & Build - Earlier involvement, limits control of quality, risk with the contractor and costs may be associated with this. Influence and expertise from contractor possible.
Management - Client manages the contract or appoints contracts manager, allows bringing in sub-contractors work packages, useful where bespoke designs required in future or maintenance.

Through using a Design and Build route, what tendering strategy did you use?

A

Single stage as detailed employers requirements made and client wanted lump sum tender. Did a PQQ to ensure contractors used were suitable. Had involvement with design consultants to build the design and novated across to not require contractor involvement.

Two stage was an option, having early involvement with the contractor and potential to buy designs of them.
