Communication & Negotiation Flashcards
What negotiating tactics can you use?
A collaborative win-win approach, principled approach which focuses on both interests or an aggressive approach where it is a one sided technique.
What methods of communication types are there?
Oral, written, graphical.
How would you carry out meeting minutes?
I would complete the agenda beforehand, comment on and introduce all attendees and absences, record motions actions and decisions, have all answers clarified, produce a set of factual content and issue it to all.
How did you manage a difficult negotiation?
Spell I prepared prior to negotiation to understand objectives, whilst understanding the other parties positions, escalated supporting document with photographs and a glossary of terms prior to the meeting, I discussed with the client any concessions they may have been open to and resolve the outcome in writing.
What makes a successful negotiation?
Preparation with documents, allowing parties to speak, identify bargaining positions, provide proposals, agree and confirm the deal and what has been agreed in documents.
What are the different reports you may produce?
A technical due diligence acquisition report, a plan protective maintenance which foreshadows any potential works, a building survey which assesses the condition and the construction of the property, a reinstatement cost assessment which is for insurance valuation purposes, a schedule of condition which is to record the property in its current state, a schedule of dilapidations which is at the identifying the repair in lease obligations, and a measured survey which provides levels and plans recorded.
How would you proceed with negotiating contractual mechanisms?
I would review why the dispute occurred, analyse contract specific details and reasons, use benchmarking where possible with costs.
