What is the difference between BS 9999 and Approved document Part B?

A

Building Regulation Approved Document B can be applied to more common building solutions, but can prove unacceptable for larger, more complex buildings. By taking a more holistic view to fire safety, BS 9999 allows compensatory measures to offset, e.g. travel distances and/ or total escape door width.

A

This sets out your duty for your ownership on the premises as duty holder and ensuring your staff fire trained.

You are considering who at risk, eliminate the risk, provide precautions to deal with risk, remove flammable materials, create a plan for emergencies, maintain general precautions, keep a risk assessment under review.

A

THE FIRE SAFETY ACT
The Act clarifies that responsible persons (RPs) for multi-occupied residential buildings must manage and reduce the risk of fire for the structure and external walls of the building, including cladding, balconies and windows, and entrance doors to individual flats that open into common parts.

A

A

An EWS1 certificate is an External Wall System Fire Review certificate. They come into play when a leaseholder is buying or selling or re-mortgaging an apartment in a multi-storey multi-occupied residential building. Stating if clear or not.
