Tell me about the Chigwell Row – Land?
- I assisted a colleague with taking measurements for some land that was being sold by my client.
- The client wanted the land to be measured and for the land being sold to be drawn on an ordnance plan and registered with Land Registry.
Tell me about the Stondon Massey House?
- A client had a boundary dispute with a neighbour. I was instructed to ascertain exactly where the boundary was between the two properties as there was no physical defining boundary present.
- I searched for Ordnance Survey Maps with old-maps online and purchased two maps one from 1972 and the other from 1925 showing the boundaries in a 1:2500 scale
- I also purchased a 1:50 Ordnance Map. I was able to scale of the maps with the side of the building to give an accurate measurement.
• Talk me through zoning?
- When measuring a shop I will measure it from front to back and then divide it up into 6.1m or 20ft zones.
- I will measure the width and if there is changes then I will break down each of those changes.
- So if for a zone I may have to do two calculations or more to get the correct zone measurement.
• How would you value a dual fronted retail space?
Options are:
1) To zone back from both frontages.
2) allow a percentage uplift say 5%
3) . All of the unit could become Zone A if both frontages have an even pedestrian flow.
4) . A percentage reduction for loss of shelving and display racks.
• How did you measure Chigwell Row?
- I measured Chigwell row with a tape measure and a trundle wheel and a 30m tape measure.
- We had to choose a point on the opposite side of where our client wanted us to take the measurement.
• Stondon Massey - Talk me through any practical difficulties you encountered and how you overcame them.
- First of all I obtained plans and I scaled that plan off using a scale ruler.
- From the scaled measurements I was able to go to the site and obtain a permanent fixing point where I could use both a laser measure and a tape measure to measure the distance
- From these measurements I was able to inform my client that their neighbour was in the right.
• What is the bracket of measurement tolerance when providing a land registry plan?
- +/- 1.1m up to 60m on a 1/1250 scale.
- +/- 2.5m up to 100m on a 1/2500 scale.
- +/- 10.1m up to 500m on a 1/10,000 scale.
What tolerance did you allow for the Stondon Massey House as the maps were 1/2500.
- On the 1/1250 plan a tollerance of +/- 1.1m was allowed upto 60m.
- A general rule off 0.3m for the line on 1/1250 plan.
- On 1/2500 plan a tollerance of +/- 2.5m was allowed upto 100m.
- A general rule of 0.6m for the line on 1/2500 plan.
