Tel me about Cavendish Country House, Field End Road, HA4 9PG
A
- I assisted a colleague with the preparation of a photographic schedule of condition. I inspected the property and recorded the condition and defects both externally and internally. A report was created for the client which was to be attached to the lease.
- I have recorded the data required using various tools used on my inspection and have drawn sketches where required either for a layout plan or to show cracks on a demise along with potential items that could be a causatio
- I record the surrounding area which can have either a positive or negative impact on the subject property.
- From this data that has been collected I am able to produce reports to clients.

• How would your inspections differ between a valuation and a Homebuyer Report?
A
- My inspections differ mostly in time taken to inspect.
- A valuation report will take a few minutes taking basic details as a Homebuyers report will take between two to 4 hours depending on the type and style of the property.

• Give me an example of a positive impact the surrounding area could have on the subject property?
A
- Having a good selection of schools within a certain location.
- Access to shops.
- Access to commuting networks.
- Access to open spaces and parks etc.

• Give me some examples of the defects you found.
A
- Start from external chimney and work down and then interior from ceilings to floor and end with services and boiler.

• Did you just photograph them or provide more information for the schedule of condition?
A
- I recorded them in the GoReport app as well as took photographs.

Q
For Cavendish Country House did you take a sketch plan?
A
- No a sketch plan was not done as the clieant was able to provide a photocopy of the fire escape plan which showed all rooms and walls, so I used that.
