A
- As I was young it was to protect me and keep me out of the firing line.

• Why did you take your chosen decision relating to the refusal of an instruction / provide advice?
A
- I was not willing to risk my own life for a fee.
- I would only do it if the proper mechanisms were in place.

• Talk me through your L3 Ethics example regarding the inspection of the roof?
A
- In accordance with RICS Professional and Ethical Standards I act honestly and transparently and provide a high level of service. I act with objectivity and independence.
- A prospective client requested quotations for our different level of Surveys.
- The client accepted our quotation, and I obtained the access details and contact details to provide my firms terms of engagement and Invoice.
- After agreeing our terms, the client requested for the roof to be inspected.
- I stated that all roofs would be inspected where it is safe to do so.
- I was informed that the only access was from a balcony which was mid floor.
- I advised that we were unable to inspect the roof from mid floor with a ladder, but we could inspect safely if scaffolding was provided or access from a property was agreed in writing.
- The client wanted me to inspect the roof by balancing a ladder on the balcony and climbing up to the roof section.
- I stated unless scaffolding was provided then unfortunately, I would have to decline the instruction.
