• Talk me through your inspection of 12a Byron Mansions relating to damp issues?

A
  • I inspected the property as tenants had indicated that they had damp issues.
  • I found that in the rooms they were drying clothes on a clothes horse with the windows closed.
  • There was a lack of ventilation and the dampness was in fact condensation which was down to how the tenants were living.

• Talk me through your damp inspection of 13 South Justins?

A
  • I inspected the property relating to potential damp issues that a previous tenant had started proceedings against the landlord.
  • I inspected the property and took several damp readings using a moisture meter.
  • I inspected the damp proof course externally and checked the ground levels.
  • I checked that damp staining to the external wall which was due to a previous pipe leak. The staining was at a lot higher level than the subject property.
  • I concluded that the pin mould was in fact condensation which was due to a lack of ventilation due to the living conditions of the previous tenants.
