- I asked Vendors to confirm if they have any Covid symptoms or have been with anyone who has tested positive.

A
- Is the property Vacant, vendor or tenant.
- Look up travel arrangements via google maps and parking arrangements at the property.
- If vacant will I collect keys or meet agent?
- If vendor occupied less risk.
- If tenanted (does tenant speak English?), does tenant fully understand what is happening.
- If vacant and chance of squatters.

A
As above but risk was low to medium. Vendor had a young baby plus I had a colleague.

- A second floor one bedroom flat for letting
- I inspected the property for letting purposes.
- • I noticed that there was no means of escape to the upper floor and I had to decline the instruction.

A
- I conduct a pre-inspection risk assessment.
- I record this within the GoReport app.
- I continue with a dynamic risk assessment whilst at the property.
