• Talk me through your pre inspection risk assessment and how you ascertain what PPE you will require?
- I check the location of the property.
- From Google Maps and Street View I check routes to the property along with parking requirements.
- I ascertain if the property is vendor occupied, vacant or tenanted.
- PPE I take is Disposable Gloves. Disposable Shoe Covers, Glasses and Sunglasses, Hi Viz and Hand Sanitizer.
• How do you undertake an inspection?
I start on the exterior generally first unless it is raining where I may start to do the inside to see if the rain will subside or stop.
I then work from Top to Bottom on both the external and internal elements.
• What do you look out for when carrying out an inspection?
- Areas where you can have a trip or fall.
- Items that can poke you in the head or eye.
- Things that can fall on your head when you open them.
• How do you record your observations?
- I dictate the notes in the notes section of the GoReport.
• What is your lone worker policy and how do you make sure you conform to it?
- My colleague knows my diary with addresses
- I notify my wife when I arrive at the property.
- My colleague may call me during the inspection.
- After the inspection I will call my wife.
- I also have Solo Protect ID and a mobile telephone.
• How do you determine the construction of a property?
- By looking at the brick bond and measuring the width of the wall.
- Further investigation may also show you within the roof area.
• What do you understand by a dynamic risk assessment?
- I dynamic risk assessment is what you carry out when you are at the property
- You make note and check for any potential hazards.
What are the various purposes that inspections are carried out?
- For Sale
- To Let
- Market Value
- To provide a survey.
What are several tools available for both measuring, inspecting as well as items relating to health and safety?
- Laser Measure.
- Tape.
- Metal Tape.
- Rod.
- Torch.
- Knitting Needle.
What are the environmental factors that can have a negative impact on a property?
- Property located within a flood zone.
- Property in an area affected with Radon.
- A property or a neighbouring property which is affected with Japanese Knotweed or similar invasive species.
- Situated near to a railway line in some areas.
Why is It important to identify the occupiers of a property?
To ascertain if there could be grumpy tenants or if vacant there could be squatters.
What PPE requirements do you use for the current Covid-19 pandemic?
- Disposable gloves.
- Disposable shoe covers.
- Masks
- Hand sanitiser.
