Preservation Treatment
Act of applying the measure to sustain the existing form, integrity, and materials of historic property.
Managing the ongoing maintenance vs replacing the materials
Least destruction of original
Rehabilitation Treatment
Making possible repairs, alteration and additions while preserving portions or features which convey historical, cultural, and architectural value.
-Modifications to the original material occur but are mimicking the original or aesthetically merging and representing the original detail
Restoration Treatment
-Remove inconsistent features and replace damaged material
Depicting the form or feature of a property as it appeared in the period of time by means of removal and reconstruction of missing features.
-Reconstruction due to mechanical, Code regulations as needed
Reconstruction Treatment
Depicting new forms and features of a non-surviving site, landscape, and detail of non-surviving structure
-creates a limited framework for recreating a vanished or non-surviving building
Physical Condition
When the building needs more extensive repair and replacement or alteration or a new addition rehabilitation is most appropriate.
Code and other Regulations
- Must address the current codes of when the building is being renovated.
- Should meet the necessary modification, while making sensitive design structure
Process I: Define Scope
Define factors affecting the scope of preservation including the nature of the treatment, applicable conditions regulations
Process II: Team
Partner with Structural and MEP engineers who specialize in historic preservation experience
Process III: Preliminary Analysis/Predesign and research
- Documenting existing conditions, programming the intended function/ use of the building and site,
- Research to investigate historic nature of project/area, determining which parts of the buildings are original and sequence of construction
- preliminary cost estimate to be done and prepare applications for federal grants
Process IV: Complete Design Phase
- Coordinate with standard steps of the building design process
- Coordinate with arch/engineering development
- Coordinate with specification/front end
Process V: Complete Document Phase
- Bidding/negotiation phase
- Coordinate with construction admin, observation, and documentation
- Report for maintenance, determination of historic eligibility for review board may be required
