The presence of coarse collagen bundles attaching the epithelium of the attached gingiva to the underlying alveolar bone
Transudate GCF
Filtrate of blood arising from increased pressure in veins and blood vessels, forces fluid through the vessel against the plasma osmotic pressure.

Exudate GCF
Fluid which escapes from the intra- vascular to the extra- vascular compartment containing proteins and cellular material, usually as a result of inflammation.
This is what you would expect to have in gingivitis

Serum, cells, antibodies, inflammatory mediators
Is junctional epithelium permeable
Yes - inflammatory cells can pass through
