What RIBA Deliverables were in place when you were appointed? What did you create?
RIBA 1 deliverables were:
- Outline programme (high level)
- Template Design pack
- ‘Test Fit’
- Due Diligence Report
- Detailed Client Brief
- High Level Project Brief
I created:
- Project Execution Plan
- Master schedule
- RACI for Designers
Was it a LOI? What are the T&T procedures for LOIs?
- Not to draft them under any circumstances
- Advise the client clearly on all the risks and benefits and to obtain confirmation that the client understands the principles
- Ampleforth Abbey case
- However this was a separate contract, written by their lawyers, and based on a principle that the client had used before for early ground works.
- Linked to main contract so that both would be signed together to bind them
Why was the DCI incompatible? Give me examples
- It didn’t align to the subcontract procurement process. There was no provision for nominated contractors.
- It claimed no cost impact but didn’t consider costs to the Contractor to facilitate in terms of money or programme.
- Wasn’t clear who managed the design in the business and when it started or how it was procured.
What is the difference between a vision and a goal?
Vision - How and where you see yourself in the future
Goal - Specific target on the way to achieving your vision
What advice did you provide the Sustainability team?
- Principle around Nominated Subcontractors
- Cost of design change over time curve
- Design integration with PD and CDM
- ‘Ensure’ implies contractual responsibility
- If subcontracting they wouldn’t have to hand over the area back to the client for their own supplier to then work in
- Principle of management costs associated with subcontractors; reviewing RAMs, site management, Principal Contractor role etc.
What other ideas were investigated at the workshop?
- Subcontractor incentivisation (no guarantee of improvement)
- Additional piling/groundworks resource (acceleration) (no rigs available)
- Sub-dividing the Sectional Completion areas
- Night time working
How did you go about the workshop?
- Set out the purpose of the workshop in a briefing note
- Encouraged involvement from all parties
- Chaired discussion and took minutes
- Issued minutes and actions and followed up with Client in terms of reporting
- Asked Developer to formalise their programme to show that it worked
What process did you follow for your Options Appraisal?
- Scope and audience
- Problem statement and key objective
- Explanation of each option with supporting information such as cost, risks, advantages and disadvantages
- Recommendation
- Proposed action plan
If the steel was critical path on the construction programme why did you bother identifying anything else?
- Assumed we could accelerate the steelwork and some element prior to it
- Programme wide procurement decision to take steel from another supplier
- Getting out of the ground more
- Discussed things post-steelwork too
How long was the committee date delayed for? From when until when? What was the original and revised PC Date?
- 9 weeks from the 6th Jan to 10th March
- 29th July and then 30th September
What was the original and impacted planning approval date?
- 27th Jan and 31st March
What was the original and impacted JR Expiry date?
- 24th March and 26th May
What as the original and impacted unconditional date?
- 25th March and 27th May
What was the original and impacted PC Date?
- 29th July and 30th September
What was the final PC date?
