Sustainability (L1) Flashcards
What is CSR?
CORPORATE SOCIAL RESPONSIBILITY
Self regulating Business model.
EG Stonebond: TOM’s
There’s outcomes and measures - a framework to evaluate.
What is ESG?
ENVIRONMENTAL SOCIAL GOVERNANCE
Set of standards and a framework for corporate policy.
E- CC Policy
S- stakeholder relationships
G- transparent accounting
Tell me about the environment act..?
ENVIRONMENT ACT 2021.
Outlines environmental principles, governance and targets.
LT Targets for 4 priority areas:
AIR QUAL
WASTE
WATER
BIODIVERSITY (10% Jan 24) to all dev’s under TCPA.
What is the Climate Change Act 2008?
CC ACT 2008.
Legal requirement to comply with Emission targets. A carbon budget is set every 5 years.
In 2019 the CCAct was amended to Net Zero by 2050.
Who are the committee on climate change?
Independant body in the UK to review evidence towards the CC Act 2008.
Differentiate Net Zero and Carbon Neutral.
N.Z = balancing GG emissions that are produced and removed from the atmosphere.
C.N = companies producing GG gases and the methods that are used to counteract these.
What is sustainable development?
Development that meets the needs of the present without compromising the ability of future generations to meet their needs. (BRUNDLTAND REPORT)
What is the COP? Who founded it?
The CONFERENCE OF PARTIES was convened under the United Nations Framework Convention on Climate Change as a multilateral treaty in 1992.
What does COP 21 stipulate?
COP 21 - 2015 THE PARIS AGREEMENT
Limit dangerous CO2 increases to 2%. (Target 1.5%) above pre industry levels.
Outlines Net Zero by 2050.
What site factors can impact value?
Flooding, energy efficiency, accessibility, climate, legislation, management.
What are building regulations?
Minimum standards that buildings must meet.
EG: PART L, O, S,F
What changes to Building regs have occurred?
Part L conservation of fuel and power.
2015–>2021. Effective 15th June 2023.
Reduction of current emissions by 31%.
Measured by SAPS (standard assesment procedure)
ASHP, PV, High Therm Lintels, Wider Cavity Widths.
Outline PART O, S, F building regs.
Part O: solar overheating - limits unwanted solar gain/removes heat from inside.
Part S : EV Charging points
Part F: ventilation
What upcoming building reg standards are changing?
FUTURE HOME STANDARDS
Reduction in Part L 2021 standards by 75%.
Expected to Ban gas and fossil fuels. Recent gov announcements suggest this is to be pushed back (2035) but the 75% can only be gained through non gas solution….
Aim to decarbonise the energy grid and produce 0 carbon homes.
How are the RICS contributing towards sustainability?
-Sustainability Report 2022
-ROC 2021 update
-Value the Planet Campaign
-Sustainability & ESG guidance in commercial property valuation 2021
-Advancing responsible Business in land, construction, real estate investment 2018.
+ promoting
RBG- VPGA 8 (ESG & Vals)
NPPF - section 2
What sustainable commitments have the RICS focussed on?
- Decarbonising the built environment
- Climate resilience
- Biodiversity
- Embed principles of the circular economy
Outline principle of:
Advancing responsible Business in land, construction, real estate investment 2018.
Implementation of the RICS 17 SDG’s (through all stages of development) published by RICS and the UN Global Compact.
To meet by 2030.
Outline the findings and recommendations within the RICS SUSTAINABILITY REPORT 2022.
Report found a lack of clarity to the contributors in CO2.
Found skills/material shortages that hindered efficient progress.
Recommends collab for consistent industry standard.
What is BREEAM?
Voluntary (3rd party accreditation) sustainability code for sustainable Eval of the built environment.
BUILDING RESEARCH ESTABLISHMENT ENVIRONMENTAL ASSENT METHOD.
Eval 9 criteria: design/energy consumption/water use/transport against benchmarks (outstanding to unclassified)
What is a DEC?
Display Energy Certificate
Essentially an EPC for a PUBLIC BUILDING.
What is a Green mortgage?
Incentivising energy efficient homes.
EPC A or B homes qualify for cash incentives or a lower interest rate.
What is the overarching standard that governs EPC’s?
MEES (minimum energy efficiency standard)
Required for commercial.
Min EPC E
What are some MEES exemptions?
If EPC isn’t required, if it causes 5%+ decrease in value to property, >7 year payback period.
What are the penalties to non compliance with MEES? For resi and commercial.
If < 3 month breach:
commercial: 10% RV (£5k-£50k)
Resi:£2k
If > 3 month breach:
commercial: 20% RV (£10k-£150k)
Resi: £4k
What is an EPC?
Energy Performance Certificate .
Allows for the calculation and setting of minimum standards.
Rating A to G.
Minimum E. (proposals to upgrade to C have been scrapped)
What is on an EPC certificate?
The rating
Date & expiry (10 years)
Property address
M2
Reference number
Summary of performance across features
Who undertakes EPC assessments?
An accredited assessor.
What properties are exempt from an EPC?
Listed building
Religious building
TBC Demo’d
<50m2 in size
Who is responsible to get an EPC done and when are they required?
The agent is responsible.
Required when a property is sold, rented or altered.
How do you design for sustainable flood risk mitigation.
SUDs are sustainable drainage systems. Which are designed to manage storm water locally (infiltration or attenuation basins) to mimic natural drainage at a more managed rate. Balancing ponds: biodiversity.
How do you design for sustainable BNG solutions?
Defra 3.0 metric.
Habitat secured for at least 30 years.
High scoring species/variety in habitats.
What are some of your proactive initiatives at th CPD forum you attend?
Sustainable transport planning, Green corridors, energy solutions to fit in with future and current users.
