What is approved document part M?

A

2022 amended building regulations for ‘access and use of buildings’ which are a legal requirement to comply with.
There are 3 levels:
M41-visitable dwellings
M42- accessible and adaptable dwellings
M43 - wheelchair user dwellings

A

VISITABLE DWELLINGS
Mandatory provision to enable access and use of dwellings.

What is M42?

A

ACCESSIBLE AND ADAPTABLE DWELLINGS
allows adaptation to a changing occupiers needs over time
Eh parking space to be 3.3 meters wide. / ground floor WC / clear access zone around bed.

What is M43?

A

WHEELCHAIR USER DWELLINGS
can meet needs of wheelchair users.
Section 20 of the equality act defines wheelchair users should not face barriers to access.

Eg. 3.6m by 6m parking space.
1200mm clear access Zone around bed
