Difference between a title plan, location plan, site plan.
WHAT IS A TITLE PLAN?

A

Registered under the general (physical) boundary. 1:1250-1:2500
Legal boundaries can be difficult to accurately define: they’re a reasonable interpretation of pre-existing deeds. Not definite and errors are subject to rectification.

What is the difference between a legal, party and physical boundary?

A

Party is when the ownership and maintenance of a boundary is adjoining and can’t be determined.

Legal is precise boundary determined by the Property Chamber Tribunal. Based on Pre Registration conveyancing.

RASTOR is a basic set map, eg a PDF

VECTOR is a map of interconnecting graphics/ polygons eg a DWG

A

A

What is flood risk? Explain the flood zones.

A

The likelihood of flooding and associated impacts.
The environment agency maps the flood zones. LLFA police’s them.
ZONE 1- low risk (0.1% annual chance)
ZONE 2 - medium risk (1% chance)
ZONE 3A - high risk (1+% chance)
ZONE 3b - functional floodplain (5% chance - designated for flooding)

What is a land designation?

A

Historic - listed building

Environmental - AONB/SAC (eg the Chiltern Beechwood’s SAC, Ashridge common had a high number of visitors- 12km zone of influence, moratorium - SANG (suitable alternative green space)

Greenbelt - land use designation to prevent urban sprawl

What is land registry?

A

Records of land/property ownership and interests. It is not definitive and ppl can lodge objections.
The Land Registration Act 2002 shows an accurate reflection at any point in time.

Define covenant

A

A-Legal agreement between 2 parties.

Positive - obligation. Not run with land

Negative - restriction in use. Does run with land.

Define an Easement

A

A legal right to exercise over land. Eh a private ROW.
Created by a Deed and is a binding obligation.

Define a Charge over land

A

Restriction on land to bind owner to a payment of money. Held over land until released.
