When designing your roof structure what fall did you allow for drainage ?
I allowed for a fall of 1:40 to achieve a minimum fall of 1:80 as in accordance with BS 6229:2018
What are the timescales for a adjudication ?
- party refers the dispute to adjudication
- adjudicator must be agreed upon appointed within seven days from service of notice of adjudication
- if party’s cant decide on the person, the party who referred the dispute to adjudication may make an application to an adjudicator nominating body -within 5 day party is selected
- referral notice should be given to the adjudicator within 7 days of servicing the notice of adjudication
-28 day from service of the referral notice should the decision be made - any submission after referral notice (the responding party’s response must be made within that 28 days - don’t necessarily need to respond but the adjudicator may require it - typically within seven days of the referral notice
- date for decision can be extended by 14 days if the referring part agrees or even longer if both parties agree

Advised:
- The NEC should be adopted more widely as its a less adversarial form of contract
- The avoidance of conflict, speedy dispute resolution and adjudication.
- legislation to prevent ‘set off’ - contractor might set off costs from claim by a client to that sub-contractor
-There should be compulsory latent defects insurance
-Public sector registers should be established for approved contractors, sub-contractors and consultants .
What did the Housing Grants, construction act 1996 bring in ?
It brought in payment provisions, intended to ensure payments are made promptly throughout the supply chain and that disputes are resolved swiftly.

What is WIP?
WIP is one of the components of a company’s balance sheet. It refers to work that has been carried it but not invoiced - includes labour and overheads cost. It can be positive if we have been paid but not undertaken the works yet
What us RLBS profit target and why is it important?
RLB’s profit target is 60%, its important because as we expand it allows us to pay for all our overheads inc. admin staff, new offices socials, bonus, staff salary
What is the difference between financial vs managing accounts ?
Financial accounting seeks to provide an overview of the finances of a whole company or organisation in the round - These reports have to be made public to shareholder ect. Management accounting drills down into more details into departments of business.
Why is GDPR important?
is to protect individuals’ fundamental rights and freedoms, particularly their right to protection of their personal data. Legal requirement under The Data Protection Act 2018

When was the fire safety order last updated and can you tell me what it included ?
The fire saftey order was update by the Building saftey act 2005 and included, these changes enhance cooperation and coordination among responsible persons, improve the recording and sharing of fire safety information, simplify enforcement against non-compliance and ensure residents have access to comprehensive fire safety information.
what did the building safety act 2023 bring in ?
changes to the duty holders responsibilities, new building control systems (gateyway 1,2 and 3), Transitional arrangements for higher-risk buildings , the golden thread of information, Safety case for higher-risk buildings, Mandatory Occurrence Reporting, Registration for new high-rise residential buildings, The Building Safety Levy, Amendments to fire safety regulations
What is the complaints handling system for RLB?
If the client request i will send them the Customer Complaints Procedure which sets out:
- The key client contact with the company will be responsible for dealing with the complaint
- where the complaint is made orally - a written summary will be requested
- written complaint acknowledged within two days
- liaise with them for a resolution/ plan for corrective action to remedy the complaint - target time
to reach this stage 5 days - if they are dissatisfied with any aspect of the complaints handling - attempt to resolve through negotiations - otherwise enter mediation in accordance with the Centre for dispute resolution model for mediation / mediation process operated by the RICS
- Still not satisfied - refer complaint to the surveyors and Valuers Arbitration scheme - operated by the charted institute of arbitrators.

Why is RAAC dangerous?
- There is a risk of sheer failure at the end bearings if the rebars doesn’t extend to the end of the plank.
- There is a risk of Sheer Failure if the Rebars corrode as the tensile strength is reduced
- RAAC has poor compressive strength, and As RAAC is porous it absorbs water makes it heavy and further reducing its compressive strength.

I measure it on a known length, could be between door frames. I repeat this 10x to ensure accuracy

There is only defects in the contract, but they are measured on Major and Minor - snag is coloqrial

so i would have designed against transmission. Sound proofing can either absorb or reflect, ours was absorption due to muffled noises being allowed

Under data management, how did you manage data on this project?
Only those with the relevant security clearance had access to the teams site with the drawings on. When issue to those who don’t have security clearance i ensured all confidential information was redacted
