New Law Tenement (NLT) - Built 4/12/1901-1916

A
  • Generally 6 to 7 stories in height
  • 35’ to 50’ frontage
  • 85’ in depth
  • five to six apartments per floor
  • The first floor (cellar ceiling) is of fireproof construction and unpierced
  • The entrance to the cellar is by way of an exterior stair
  • Interior stairs are fireproof
  • Apartment doors are of fire resistant material
  • Second means of egress is either another stairway or ,more often, exterior fire escape
  • Steel “I” beam floor joists are generally supported by masonry walls

Newer type of New Law Tenement (NLT) - Built between 1916-1929

A
  • Much larger floor area (e.g. 150’ x 200’)
  • To avoid being required to be built of fireproof construction, the floor areas were broken up into units of 2500 sq. ft. or less
  • Firewalls only go as high as the ceiling of the top floor, creating a very large, undivided cockloft area.
  • Dumbwaiter shafts located in the apartments, terminating on the roof in a bulkhead w/ a skylight on top
  • Some buildings have elevators that run from cellar to top floor w/ bulkhead on the roof
  • Entrance to basement from side or rear door via exterior stairs or through passageway located in the front of the building
