How do you check laser measure and accuracy?
Compare with tape measure and remember accuracy reduces over distance. Cannot see in daylight
Risks associated with flat roof?
- risk assessment needed
- assess type/age/quality - fragile?
- unsafe height?
- suitability of access equipment
What should you look for in loft of slate roof?
- consider age and type
- alignment of timbers, alterations, damage or splits, deflections or distortions, leaks, damp, felt, look for daylight
- mould or damaged slates
- damaged torching
Advice would you give with regards to replacing a roof with concrete tiles?
Part L of the building regulations would be required to improve thermal improvements, building control application is likely to be required and additional support may be necessary
How do you assess electrical installations?
By considering the age of the equipment and asking the seller for any recent inspection records stop a visual inspection of any damage to wiring or fittings and operation of light switches et cetera. I also use a socket tester.
What is good methodology for completing a successful residential survey?
I would refer to the RICS Home Survey Standards 1st Ed 2019
Advice does RICS give on dictation?
That the report should not be dictated during the inspection and to allow a time of reflection
What inspection techniques are you aware of?
- examine exposed timbers and floor boards
- inspect the subfloor if access is available
- Carry out a dynamic risk assessment to make sure the inspection is safe
- List of limitations where objects or obstructed or access was not possible
- Carry out the inspection without risk of causing injury to the surveyor or damage to the property
