What did dilapidations cover?

A

A Dilapidations survey is a highly detailed survey and report into the current condition of a building, from the physical structure and systems to issues involving furnishings and general wear and tear. They are generally undertaken during a Lease Term or towards the end of a tenancy.

The survey process should be undertaken well in advance of tenants moving out of a commercial property to ensure any work required to get the building back up to standard can be completed in a timely manner.

A ‘Scott Schedule’ is a document which allows the defendant to go down the schedule of dilapidations and quantified demands line by line, disputing any claims made by the landlord. The tenant can suggest more appropriate costings and leave a short reason why the cost should be lower. Use ADR if unresolved
