What are the main types of decay?

A

A

What are the limitations of damp meters?

A
  • They are primarily designed for use in timber and not plaster/ brick or stone and the pins only measure surface dampness.
  • They can give false readings when there are salts present or the timber has been treated for instance with a insecticide
  • They can be useful as part of a holistic investigation to look at comparative readings across a wall.

What is the difference in symptoms between Sulphate attack and cavity wall tie failure?

A

Sulphate attack will present as a crazing to cement renders or swelling of the mortar joints on chimneys, causing leaning.

Cavity wall tie failure will creak linear cracking at regular intervals with the mortar courses, typically every 6 courses.

A

A

the RIBA plan of works consists of 7 stages that cover the concept to demolition of a buildings life cycle, setting out the suggested tasks for a project team at each stage.

the stages are:

What are provisional sums and when are they used

A

Provisional sums can be used in tenders and contracts where the work cannot be fully defined. A nominal sum is entered into the contract or tender, which can then be fixed later when the full extent of the work is known. This allows parity in tender returns where the interpretation of an undefined item might present significantly different contractor allowances.

What is site possession?

A

When the contractor is given a license to occupy the site, and comes onto the site to commence the works, from this time, the contractor will wholely or jointly with the client be responsible for the security and insurance of the site.

What is a Retention?

A

A retention is a percentage of the contract sum held back from each valuation. typically retention is set at 5%; at particle completion, 2.5% of the retention is released and the final 2.5% at the end of the defects period. This incentifies the contractor to complete any snagging or defects.

How would you assess a EoT?

A

I would look at the ground for the claim and check whether it was made against a relevant event, such as poor weather or the client’s delayed site handover. When I have established there is a legitimate cause for the delay, I would calculate the delay by comparing programmes and dotting on the extension to the end of the project programme, extending the completion date, and thereby the date that the client can bring LADs.

What is a CA’s role in assessing an EoT?

A

It is the role of the CA to fairly assess the EoT and issue the EoT.

What is the difference between relevant events and relevant matters?

A

Relevent events are listed in the JCT form of contracts as the reasons as to why a EoT can be issued under the contract.

Relevant matters are those which have been caused by the client and affect the progress of the work, allowing the contractor to claim loss and expense.

The NEC contract deals with this issue as compensation events.

What impact does regulations have on the choice of construction method?

A

New updates to the building regulations such as the ban on use of combustible materials in the construction of buildings over 18 meters, effectively means you could not now build a CLT building over 11m high.
