12 Months - this was set to enable the works to go through all seasonal periods to ensure no defects arose due to seasonal change.

A

I issued a schedule of defects. Once those were complete I issued a certificate of making good and final certificate which released the outstanding 2.5% retention.

2C Hylton: What would be the latest you would be able to carry out an end rectification inspection and issue your list of defects?

A

Not later than 14 days after the expiry of the Rectification Period notify the Contractor.

They shall make good such defects, shrinkages or other faults entirely at his own cost unless the Architect/Contract Administrator with the Employer’s consent instructs otherwise. If he instructs otherwise, an appropriate deduction may be made from the Contract Sum.
