- I reviewed the London Plan, Local Plan and supporting documents.
- Obtained private values and build costs from agents.
- Provided assumptions for profit, marketing, interest rates etc.
- I tested different housing density options under policy compliant and nil affordable.

Carpetright - Why was important to identify a Registered Provider?
Because it ensured compliance with the S106
Carpetright - Talk me through a S106 requirement which presented challenges on the above project and explain how you arrived at a solution.
Due to the current market conditions (unaffordability), I was finding it very difficult for an RP to agree to provide an offer price on this.
I worked with the ones who were interested but was unsure how they wanted to progress with affordability work and providing an offer with particular options in place.
Tell me about an example of when you have produced a viability/feasibility report for a client and given reasoned advice.
Pocket Living (The Heights) -
I provided the client with an FVA statement to assess the financial viability of a proposed development scheme. Here’s how I approached it:
- I met with the client to understand their objectives (desired outcomes, constraints, budget).
- Data Collection: Gathered market trends, property values, construction costs, and revenue projections. This included the need for smaller units.
- Financial Modelling: Developed detailed financial model considering development costs, revenues, financing, and risks.
- Sensitivity Analysis: Conducted scenario testing to assess impact of variable changes on project’s financial performance.
- Viability Assessment: Evaluated project against benchmarks, highlighting challenges and opportunities.
- Recommendations: Provided clear, actionable suggestions to optimize project viability.
Overall, my approach involved a thorough analysis of the project’s financial aspects, combined with reasoned advice and collaborative consultation with the client, to inform strategic decision-making and optimize the viability of the proposed development scheme.
Tell me about an instance of when you have advised a client on the reasonableness of planning conditions.
Nafferton - during pre-application reviews. Following a review of the local policy, I informed the client that this potential development was would fall under the rural exemption zone, meaning that the development would only be supported if it was to provide 100% affordable housing.
Tell me about an instance when you have been involved in negotiations relating to the reasonableness of planning conditions.
In the project Gasworks, I was tasked with negotiating with the local planning authority regarding the reasonableness of planning conditions. These conditions directly impacted the viability of the proposed residential scheme. Leveraging my understanding of planning policies and regulations outlined in the Town and Country Planning Act, I collaborated with the project team to gather evidence supporting a more flexible approach to the density requirements.

Prepared and justified environmental and impact assessments for Southwick redevelopment project, ensuring compliance with regulations and mitigating potential risks. Collaborated with experts to assess environmental, socio-economic, and transport impacts. Communicated findings effectively to stakeholders, fostering trust and project approval.
