Give me an example of when you have acted in a way that has promoted trust in the profession.
For a project called Ferry Lane where I identified that an additional invoice based on the clients finances, had not been accounted for. I altered the client to the missing invoice.

I always treat others with respect on all projects I work on, whether that’s with colleagues, other consultants and clients.
How does your firm handle Client’s money?
o Quod undertakes customer due diligence for every client
o There is a cash limit of £10,000
o Report any suspicious activity to the National Crime Agency
o Clients account records are kept for 5 years
Why do surveyors undertake CPD?
It means the best possible standards are upheld for members. Proving clients with the most up-to-date knowledge and guidance.

Give me an example of how you have taken responsibility for your actions?
Addressed shortfall in affordable housing for Project Gasworks by reviewing the situation, preparing alternative scenarios and guiding the client, I demonstrated accountability and problem solving.
What would you do if you suspected someone of money laundering? Who is the money laundering officer in your firm?
Immediately report my suspicions to the designated money laundering officer within Quod. The money laundering officer is a senior director of Quod.
What does your firm do to create an inclusive environment?
Implement regular Diversity and Inclusion training programs and hosts CPD’s.
If you were to be successful today and you decided to set up on your own, what steps would you have to take?
o Seek approval from the RICS
o Put in place your insurances, health and safety policy, complaints handling policy, run-off cover, locum cover, AML policy, standard documents.
Hypothetical Scenario: A client is delighted with a job you have done and has bought for you a trip to New York and is handing you the tickets as a thank you. What do you do?
Express gratitude to the client, but underline that you cannot accept this as it is against professional guidelines
What are the RICS CPD requirements for members?
All RICS members must undertake a minimum of 20 hours CPD each calendar year. Of the 20 hours at least 10 hours must be formal CPD.
Can you give an example of a conflict of interest that you have been aware of at work?
Party Conflict – A client instructed us to undertake some work but we already have a duty owed to another client working on part of the same project.
How did you deal with the conflict of interest?
Both parties were made aware of the potential conflict of interest, permission was requested for two separate consultants to work on the same project with different clients and for an information barrier to be set up.
