What is the RICS Code of Measuring Practice?

A

It’s a guidance note used within the U.K. only for the purpose of accurately measuring land and buildings on a common and consistent basis

A

This stands for International Property Measurement Standard and is a standardised and globally applicable method for measuring different property types.

What is the purpose of IPMS?

A

IPMS was set up by the International Property Measurement Standards Coalition (which the RICS is part of) to introduce an international standard for measuring properties.

Different countries have different approaches and different inclusions and exclusions, IPMS aims to eliminate that and have a consistent approach internationally going forward.

A

No, due to the number of assessments currently being measured to the Code of Measuring Practice, they are still measured on this basis.

A

I suspect at some point in the future it will however it is such a substantial task to update all the records to IPMS, this may not happen for a while.

A

There’s an area of the office which allows for tool calibration. E.g. measurements between 1m and 2m and testing my device between these points and getting the same reading, then I know it’s calibrated correctly

A

For an array of reasons such as:

  1. Basis for comparison
  2. Within valuation and analysis
  3. Determine usable space

How do you know which unit of measurement to adopt?

A

Units are not prescribed. RICS members should adopt metric or imperial units in accordance with local marketplaces.

What is building information modelling?

A

This is the process of creating and managing information for a built asset. BIM takes all the data and processes it to produce a digital representation of the finished asset.

A

The IPMS All Buildings publication was introduced in January 2023 and supersedes all previous standards.

RICS have yet to adopt All Buildings and therefore we still adopt IPMS Office and Residential within RICS Property Measurement 2nd edition

A

I think the purpose of IPMS is really good and when implemented globally, it will be really useful.

I understand however that moving from existing standards to IPMS will be a huge task.

It will be interesting to see how the RICS adopt IPMS within the 3rd edition of Property Measurement Standard.
