How did you prepare your Land Cost Estimate?
My involvement was for the land acquisition aspect and not Part 1 claims or Blight.
I had regard to the Book of Reference which detailed the plots of land due to be acquired for each claimant.
I then proceeded to estimate their main heads of claims and total compensation by reviewing the type of land that was due to be acquired and allocating a value.
Tell me about your Part 1 claims?
Claims were received as claimants believed that their residential properties had been adversely affected by the use of a carriageway near their homes.
Did you inspect the claimant properties and what did you determine from your inspection?
Yes I did inspect them and I noted at my inspection that there were physical factors at the point of inspection which was Noise
What are the key dates to consider for assessing Part 1 compensation claims?
Claims can be submitted 1 year after the opening or change to a scheme up to 6 years after opening.
How did you assess whether any compensation was needed payable to the claimants?
I had regard to the level of residential values as at their claim date and how residential values have changed since the scheme has opened.
My research showed that house prices had increased and therefore no diminution in value and no compensation payable.
