what are the different purposes for an inspections
- Valuation (valuation influencers)
- Property Man (policing the lease)
- Agency (marketability issues)

Name the types of office fit outs
- shell and core- where the common parts of the building are complete but the office space is left as a shell
- Grade A- complete to a high spec (as defined by British council for offices)
- Grade B- complete to the a different spec to fit occupier
Describe a shop spec
- steel or concrete frame
- services capped off
- concrete floor
- let in shell condition
Describe an industrial/ warehouse spec
1.steel frame with insulated steel cladding

what is a defect
An issue or fault with a building or materials of some sort. There are inherent and latent:
inherent- always been there
latent- couldn’t be spotted during usual inspections
Name the most common causes of defects:
- movement
- water
- non-performance or deterioration of materials
Name some hazardous materials I come in contact with on our sites:
- chemicals
- asbestos
- lead piping
How would I deal with contamination on SW land
- Obtain site history, carry out a desk top study, site investigation etc
- instruct ground tests: such as soil samples and boreholes to test the substances in the ground
- Go to specialist to obtain remediation report setting our remedial options
how would I approach the valuation of a site with contaminated land
- do not provide any advice until a specialist report is provided
- caveat the report appropriately
- deduct the remediation costs from the gross site value

Get report if still unsure
What are the different types of invasive plants
- jap knotweed- purple/green hallow stem and green leaves
- giant hogweed- green stem with white flowers
- hymalian balsam
(there are other but those are main ones)
What is the law relevant to invasive plants and land contamination
Environmental protection Act (EPA) 1990
How do I identify Jap Knotweed
- take pictures
- compare these to images online
- Get expert advice
- get approved company to remove it following all rules
How did I prepare for my site visit:
- Desktop review: GIS, google maps, last inspection report, asbestos report
- Prepare plans to take to site
- Prepare to take appropriate PPE
- If necessary speak to local ops

How would I identity Asbestos
Check the year of build prior to visit
Check is mark wilinkson if it’s on asbestos reg
Looks for the common materials it’s present in- roof titles, pipes, artex ceiling, roofing etc
