How have you dealt with a complaint?
I haven’t personally experienced dealing with a complaint. But if I was to experience a complaint, I would handle it in accordance with my company’s complaints handling procedure and the RICS Complaints Handling Professional Standard.
On the Newcastle Retail Project, in dealing with the 2 clients from the same company, which of the Rules of Conduct have you complied with?
Rule 1 - Members & firms must be honest, act with integrity and comply with their professional obligations, including obligations to the RICS.
On the Newcastle Retail Project, how was the conflict of interest resolved?
I informed Client A that I was unable to carry out their request due to my duty of care to the other client and this being a breach of my professional obligations. I suggested that Client B is made aware of the situation, so a unanimous decision can be made.
I informed Client A & B in writing of the situation to ensure all parties were informed, and set up a meeting.
Client B agreed to instruct the work under their budget and scope as a variation, as there had been some cost reductions in other areas.
So, ultimately Client A got what they was after, but through the appropriate channels, whilst enabling me to fulfil my professional obligations to both parties.
How did you ensure that the PI insurance was compliant with RICS requirements?
By checking against the RICS PI Insurance Requirements Document.
