On the Canary Wharf Project, did you consider the whole life costs for a change in floor design to timber, such as additional maintenance?

A

So, in reality the client was only really concerned with the capital outlay. However, as part of my role in this project, I undertook a Lifecycle cost which consisted of:
- the construction costs
- renewal costs
- operational costs
- maintenance costs
- end of life costs.

As part of this, I liaised with flooring specialists in relation to the anticipated lifespan of each solution. I also considered the anticipated use of the unit, which raised questions in relation to how the engineered wood would hold up with the anticipated footfall.

But, as mentioned, the client decided to procced with the option which had the lowest capital outlay, i.e. the construction costs.

On the Limerick Project, what was above the store – did you consider any insulation issues, thermal and noise?

A

As there was no occupancy above, there were no issues surrounding mitigation of sound through insulation. In addition, the area above were roof areas with insulated roofing, which captured any issues surrounding sound insulation.

On the Limerick Project, was there a programme implication of moving to an exposed services design?

A

There was a programme implication in relation to the making good of soffits and spraying painting the ceilings itself. However, this was offset by the omission of the ceiling grid and laying the ceiling tiles.

On the Limerick Project, what decision did the client ultimately make? How did your advice influence their decision?

A

The client ultimately decided to proceed with the option of an exposed ceiling. However, my advice enabled them to make a better informed decision in relation to cost, as I was able to explain to them that the change to an exposed ceiling was not as straight forward as omitting the ceiling grid and tiles from the costs and programme and leaving it there. I was able to explain the cost and time impact of such a solution.

On the Limerick Project, you mention that open ceilings can amplify sound and that mitigation should be considered. What were the options for mitigating this sound?

A

Options for mitigating this sound amplification included acoustic ceiling baffles or rafters and acoustic paints.

However, with the nature of the client being a retailer, the client often plays music in their stores. So, this type of sound amplification was not a concern.
