What is RAAC and how is this now a problem for the industry?
RAAC is reinforced autoclaved aerated concrete. It is a reinforced lightweight concrete which is used to form panels or planks. It has no aggregate unlike regular concrete and was mainly used in flat roofs, floor panels and wall panels.
There have been concerns about RAAC due to the risk of structural failure in particular due to the following factors:
- damage due to water ingress
- corrosion of reinforcement
- excessive thermal degradation
- poor original installation
How do you identify RAAC?
To identify whether a building has RAAC a suitability qualified professional should be appointed such as an RICS Chartered Building Surveyor or Structural Engineer. But key indicators of RAAC include:
- light-grey or white panels in appearance
- underside of panels appear smooth
- inside of panels appear bubbly unlike traditional concrete
= there will be no visible stoned or aggregate in the panels
