What is the specific purpose or applications of GEA, GIA and NIA respectively?
GEA - Gross External Area
This is the area of the building measured externally at each floor level
Purpose - Planning Application Process
GIA - Gross Internal Area
Area of the building measured to the internal face of the perimeter wall at each floor level.
Excludes external open sided balconies, fire escapes, canopies, external walls and fuel stores
Purpose - Construction costs
NIA - Net Internal Area
This is the area of usable space measured to the internal face of the perimeter wall at each floor level.
Excludes internal structural walls and columns, spaces with headroom less than 1.5m, permanent lift lobbies, toilets, cleaners cupboards and plant rooms
Purpose - Commercial (usable area)

British Museum – high tender return, where a VE is necessary. Why the overbudget issue has not been discovered earlier but made known after the tender return?
