Within your Cost Estimate for Tanglewood, what did you assume for the subs, frame and upper floor elements?
A
- On Tangelwood, due to the lack of design, and the fact the building was already half built. I assumed what was already built was adequate. Such as, brick and block for the external envelope, beam and block upper floor (half already built. I also assumed a timber pitched roof system for the roof, with clay tiles.

How did you advise your client Option 2 on Duke Street was uneconomical?
A
- I first reviewed the condition of a number of the windows on Duke Street.
- I took the condition and applied it across the whole building, using the drawings i measured and priced the cost and programme implications.
- I used in-house cost data from similar office projects in Reading, benchmarked these rates using BCIS and SPONS.
- I then advised the client on the cost & programme implications.
