Protect sensitive areas where special care is needed.

What is the building bylaw?
A bylaw for the administration and enforcement of the BC Building Code.

A bylaw that regulates land use and building location.
What is a zoning bylaw composed of?
- Map of the city, municipality, and regional district showing the various zones.
- General requirements for the use of the land within a zone.
- Requirements for each zone such as site coverage, floor space, setbacks and building height.
What is site coverage?
The Lot area is covered by buildings. Represented as a % of the lot’s area.
What is Floor Space Ratio?
Total floor area of a building to the area of the lot. Regulates building density.
What is a Setback?
Shortest distance from the property line to the building. Usually, the distance is measured to the foundation.
How is a building’s height measured? From which 2 points?
Building height is measured in several ways, most common way measures the height from the average natural grade to the highest point of the roof.
Are all zoning bylaws identical?
No, each municipality and zone is different, carefully review.
If not located within a municipality, which permit is needed?
A highway access permit
When is a demolition permit required?
If an existing structure is to be removed or partly removed. Also to take buildings off the property tax rolls.
What is needed before renovating a heritage building?
Approval of the municipality.
When is a gas-fitting permit required?
Installation of natural gas-fired appliances and heaters, only certified gas fitters are allowed to take out a gas-fitting permit.
Before installing a fuel tank, in or above ground, which permit is required?
A fuel tank permit must be obtained.
To remove trees, what is required to obtain a permit?
A site plan showing the size and location of the trees to be removed is required to get a permit.

Yes, usually the application must contain drawings and specs, structural design may need to be approved by a reg. engineer.

Owner or contractor applies to the city or municipality for a water, storm sewer and sanitary sewer connection permit.

An alternative method of disposal such as a septic tank and dispersal field. May even need engineered system.

What is purpose of an Occupancy permit?
