How would you go about managing an empty building?
- Ensure insurance is in place
- Meet insurers requirements – usually weekly/fortnightly void inspections to be reported on
- Carry out a risk assessment – do you need to improve security
- Pay utilities
- Pay service charge if applicable
- Ensure properly maintained
What do LL need to consider when a unit becomes void?
- Utilities – complete the cot
- Void rates – what are the current relief
- Rates mitigation?
- Service charge voids
- Insurance obligations
When do you get vacant rates relief?
Council Dependent.
Glasgow City Council:
* 100% Relief can be given for the first 3 months that a property is unoccupied.
* 10% Relief will then be available for up to a further 12 months resulting in a total of 15 months Relief being available
* A minimum period of 6 months continuous occupancy is required before a new application for Empty Property Relief can be considered
When was the last Rates Revaluation / when is the next scheduled?
- Last completed in 2023
- Carried out every three years
What vacant rates relief would you receive?
Glasgow City Council:
