What do you do on arrival of inspection?
A
- Carry out a risk assessment on arrival
- Adhere to my companies policies
- If I identify a risk, determine if it is safe to continue

How do you carry out your inspection?
A
- Notify the tenants
- Complete pre-inspection checklist:
o Plan journey
o Notify colleagues
o Carry out risk assessments
o Review tenant leases
o Ensure to pack relevant PPE

2. Carry out internal inspection of common parts
3. Then complete tenant areas

Q
What are you looking for whilst carrying out an external inspection?
A
- Method of construction
- Repair and condition of the exterior (from the roof downwards)
- Car parking / loading arrangements.
- Defects / structural movement.
- Check site boundaries on OS map and or title plan.

What are you looking for whilst carrying out an Internal inspection?
A
- Layout and specification.
- Repair and maintenance
- Defects
- Services – age and condition
- Statutory compliance – asbestos, building regs, H&S, DDA, Fire and planning
- Fixtures fittings and improvements
- Compliance with lease obligations.

What would you do if there was not the correct PPE at a viewing?
A
- Evaluate to see if there were any areas of the premises where you did not need PPE; amenity space, common parts or another floor
- See if PPE could be resourced off a contractor or a site nearby
- Arrange a second viewing with the building manager or agent and ensure the appropriate PPE will be available at that viewing

What would you have done if on inspection you noticed the tenant had not acted in accordance with their licence?
A
- Speak with the tenant and ask for information on the works carried out
- Advise that as per the terms of the lease LL approval was required or not permitted
- Advise that if they have questions surrounding the lease then independent legal advice should be sought
- Advise that I would need to inform the LL and that we would need to document the works via a LFW and fees would be associated
- Depending on the works, BS may need to review plans etc and remedial action may need to be taken
- Also advise that the LL has the right to enforce the works be undone and the original re-instated
