Gross External Area

Net Internal Area
Measures the useable space to the internal perimeter.

* Fire Escapes

Excluded:
* Accessible rooftops
* Open Light wells
* Open external stairways

GIA - What is included and excluded?
Included:
* All internal walls, enclosed walkways or passages between separate buildings
* Loading Bays
* Lift Wells
* Covered Galleries
Excluded:
* Balconies
* Open external stairways
* Patios
* External Car Parking
NIA - What is included and excluded?
Included:
* Useable space only
* Attria with clear height above, measured at base level only
* Kitchens
* Notional lift lobbies
Excluded:
* all internal walls
* Open light wells
* lift wells
* Plant areas
* All common areas
