How do you ensure that you present your measurements clearly and coherently?

A

I present my measurement by drawing a site plan/floor plans and recording the measurements on there. I then use this information to put into my reports e.g., valuation report.

A

I measure properties up to .1m and then after calculating the total area and round it to the nearest whole figure.

A

Measuring the property using the disotmeter and then cross referencing it.

What are the differences between IPMS 2 and GIA?

A

They are similar but IPMS 2 is the sum of the areas of each floor level of the residential building measure to the internal dominant face. There are slightly different inclusion and exclusion and measurements which are included but stated separately in IPMS 2

Watling Street: What type of commercial property and why did you choose GEA?

A

Industrial unit/garage. The client request this measurement as there was no access internally and it is similar to IPMS 1 industrial which also used GEA (IPMS 1).

If you used your measurement details to support the reinstatement figure, how did you calculate it? What level of accuracy did you consider acceptable when measuring this unit?

A

I calculated the reinstatement figure using BCIS. Taking into consideration the materials of the unit. A rounded figure to the nearest 10m2 was acceptable.
