  • Household competition has changed in the last 50, more single person households-more likely to see CBD benefits and encourage investment by councils.
  • Trendy, edgy rundown areas usuaslly attract investment from affluent residents
  • The Rent Gap- if its very high then this could attract gentrification

  • Support of local government and desicion makers-Partnership schemes work to improve an areas
    -tax and subsidies could encourage people/investors to invest
  • Cost of commuting is increasing and time consuming so people want to live near the CBD

  • Increase in tax revenue for the local authority
  • Wealth will increase in the area>multiplyer effect
  • Buisinesses that have been in the area for long time may not meet the demands of the increased population or the new demands of rent

  • 2014- Kelham boomed and gained global significance due to New York Times magasine claiming it was “Britains best beer city”
  • Abandoned factories have been turned into trendy apartment and one of the main factories was turned into the museum
  • Brought jobs and profit back to the area> introduced tourism

Negatives of gentrification in Kelham Island

A
  • Tensions rose between new aflluent residents and sex workers who were there before
    -around 240 of local sex workers have faced abuse from middle-class residents>social segregation
  • High displacement of lower income families and buisinesses
  • Vast removal of the original industry and feel of the area- industrial feel of area converted into a sense of retail
