Q

What are your Landlord and Tenant Level 2 examples?

A

Unit 23 Manvers Business Park
An interested party had completed the application process for the unit and so I drafted Heads of Terms for them to agree using recent comparable lets for evidence. As part of this I used clear and simple wording for the individual to understand the terms they would need to agree to in the lease. These included the contracting out of the Landlord and Tenant Act 1954 as well as restrictions on vehicle use and parking due to the type of business they run and the business park.
After some negotiation an agreement was made, I then instructed our legal team providing them with all the details they required to put together the draft lease.

Suite C The Point
The tenancy was coming to an end, therefore I served the tenant a Section 25 notice offering them a lease renewal.
The tenant’s original lease does have security of tenure as their lease is protected by the Landlord and Tenant act 1954.
As part of this I drafted them some new Heads of Terms based on the terms of their original lease with some clauses updated such as the rent.
