Wording I used to cover everything, examples include business success, business type, tenants that fail any checks etc
You mention the loss of income in Project Value- what other costs might have been incurred?
Resource costs, marketing costs, repair and liability costs
How can you be sure the Council has a secure Server?
Internal servers only accessible to council staff on the council network
What PPE did you arrange?
High vis coat, boots with steel toe cap, helmet
How might you adjust the rent for inflation?
Most common way is by using RPI

By not implementing an increase when the is an opportunity for one

Chance RPI stops being used and replaced with CPI or PCIH

Depends on the sources of data you have available, other council property, other agents response time
Why was it fairer? To whom?
Fairer for other tenants, tenants talk, cant have some pay more than others without justification
What other value significant factors did you consider apart from electric Roller Shutter doors?
Newer, better maintained, no leaks, more secure
How was the old lease surrendered?
Surrendered by operation of law, vacation inspection document used to assess condition and sign over keys, full and final settlement is an option, liability ends on agreed date.

Leases were contracted out of the L&T 1954 Act
