Common areas and landscaping are council responsibility. Tenant lease boundaries show they have no rights over said area and shouldn’t use it for storage.

Short staffed, new staff member will help. Ground works are on a schedule to regularly maintain.

Main defect was door glass, could get worse, could break, cause injury, and be costly to replace.
Suite 1 Bingham - What advice did you give regarding the builders obligations to make good the damage?
Advised that snagging is for this situation, door glass should be in report for handover.

Manvers Business Park
A tenant reported that debris and overgrowth were obstructing the building’s fire escape route. I inspected the area and took photographs to create a report detailing the issue and advised the Council of its responsibilities to keep the land clear. Contact was also made with the tenants to ensure they did not use the area for storage or disposal of materials.
Suite 1 Bingham Enterprise Centre
I created a report detailing the new build properties’ condition at handover to the Council. This was important as we were still within the snagging period for the property and any defects needed reporting for the builder to resolve them, such as a crack in the front door’s glass.
I advised the Council what the defects were, what risks they might pose to our property, and how we should expect the builders to resolve them to a satisfactory standard.
I submitted the report to the contractors following their specified snagging process and consulted with them throughout their works. Once completed I performed a final schedule of condition report for our records.
