- to maintain 20hrs min CPD.
- Must co-operate with RICS.
- Provide information to Standard Regulations Board (SRB).
what is whistleblowing?
Regulated Members have a professional duty to disclose the details of any fellow Member that they reasonably believe may have breached RICS Standards (see Bye-law B5.2.1). This duty to speak up is an important part of the profession’s “moral compass”, which acts towards maintaining the reputation of the Regulated Member’s profession by helping RICS to uphold the public interest and investigate those Members who have fallen short of the expected standards.

what does the term self-regulating mean?
The RICS regulate their own members.
what is Ethics?
Ethics is about how things should be.
It is not about what is legal, but about what is morally right.
What is a By-Law?
The By-Laws state how the RICS should OPERATE, such as;
- Membership & registration.
- Designation. i.e frics / mrics
- paying fees.

What is a Royal Charter?
- A Royal Charter shows stability and permeance in their field.
- A Royal Charter is granted by the King on the advice of the Privy Council (goes back to the 13th century).
- It reflects the high status of that body.
- Its a mark of distinction.
RICS Regulations Rules & Governance Documents
A. RICS is a Royal Chartered Body & regulates its members.
B. The regulations are delegated from RICS Governing Council to the ‘Independent’ Standards & Regulation Board (SRB).
What is primary role of the Independent’ Standards & Regulation Board (SRB).
They are responsible for.
- setting professional standards
- entry to RICS
- dispute resolution.
They also build & maintain trust in the public interest.
What are the 5 RICS rules of conduct ?

- Providing good Quality of SERVICE.

Examples:
1.Avoiding a conflict of interest / transparent with fees.
2. Only take on work in which I have knowledge / check consultants have appropriate skills & knowledge/resources.
3. Members must first understand clients needs/ provide work in accordance with RICS technical standards.
4. Treat other with courtesy / don’t discriminate against others.
5. Members & firms must respond to complaints / report suspected significant breaches of Rules of Conduct by themselves or others.
Core professional obligations of firms?
- must have CHP & comply with RICS standards.
- Co-operate with RICS & SRB.
3.Must ensure previous & current professional work is covered by adequate professional indemnity (PI) cover (RICS approved). - Must report to RICS under the ‘ Rules for registration of firms’.
- Have an Alternate agreement, if sole principle.
What disciplinary procedures can RICS impose?
It can range from a FINE to EXPULSION & determine costs against regulated members
