Main duties of Principle Designer (me) under CDM Regs?
Co-ordinate H&S for the project.
Advise the client of their role (ie provide a safe site for the project/provide relevant information.
Advise them to appoint PD (me) and principle contractor PC.
Prepare H&S file.
what other check did I do apart from Companies House?
HMRC vat check, asked for latest bank statement, company credit check
why did I select Home Owners contract?
This was appropriate for smaller basic projects on domestic projects.
Suitable due to the traditional procurement route, ie: me as designer and involving a main contractor.
Does not allow LD’s to be applied under Home Owner contract
Insurance-
Home owner must inform their insurers & contractor to have an ‘all risks’ insurance policy.
what made my terms compliant with the requirements of the RICS ?
My terms included an engagement letter outlining
1) scope of services
2) indicated of the fee
3) timescales
& also my standard terms of condition.
typical defects of 1900’s house
eg; defective or lack of damp proof membrane.
settlement, such as timber bressummer decay, foundation movement.
lack of insulation
lead pipes.
Was the engineer appointed direct by client or by you as sub consultant?
Appointed by me, under my t&c’s and covered under my PI insurance.
The engineer works under my company banner and makes appointments quicker & simpler & often cheaper due to reduced admin time & he can concentrate on just the design/calculations required.
why did i chose the glazing company?
did you get other quotes?
They had previous carried out other work for a client of mine, without any issues.
No other quotes obtained, as based on previous work/quotes done & difficult to find companies providing exactly what client wanted (trimless glazing).
what advice given on asbestos?
Initial visual by me during design & backed-up with an R&D asbestos report
when is an F10 submitted to HSE?
For works over 30 days with more than 20 people on site or over 500 man days.
