How did we investigate structure was sound
Roof void was inspected by engineer.
Client took asbestos survey.
We exposed foundations & engineer provided report on construction & stability.
What is the Category 1, 2 & 3 in Part M of the Building Regulations access?
Cat 1- Visitable (minimal access)
Cat 2 - dwelling that are more accessible & adaptation (Lifetime Homes).
Cat 3 - This is wheelchair accessible.
What were some of the issues encountered with the building?
Poor access, overall size, thermal performance, general layout/design
Who decides on level of Access & how do they determine for new sites?
- The PLANNING AUTHORITY decide.
-They determine access by referring to the National Planning Policy Framework (NPPF) & Technical Housing Standards.
-Client will then inform Building Control.
The client has limited financial RESOURCES
I am now currently looking at scaling back the project & breaking it down into smaller work packages to assist their cash flow.
This does create negative issues, such as;
1. Prolonging the works.
2. Additional planning B.reg applications.
3. Possibly higher construction costs.
